The process of building a custom home can be a very complicated and
difficult one—but it doesn’t need to be. Yarborough Development will
guide your home's construction through a smoothly orchestrated process,
from design to completion. The
following is a rough overview of the planning, design, and building
process that we have outlined for your convenience.
Initial Meeting
We feel it is
important to get involved with a client as soon as possible—either
before or during the design stage.
Typically, the first meeting with a client is geared toward their
ideas of the style and function of the home they imagine. Clients are encouraged to bring
in any magazine clippings, photographs, drawings, rough
sketches—anything—that they may have that can help in this process.
Next, we will go over
a detailed specification sheet that our staff has put together to get an
idea of the type of amenities and finishes that the client may have in
mind. Features and finishes
run the gamut, including specialized items such as wine cellars, steam
rooms, and even waterfalls.
Most importantly, our
first meeting allows us to get to know our clients. At this meeting, we deal with
many general questions and concerns that will benefit the buyer by
clearing up any misconceptions about the homebuilding process.
Visiting the Lot
It's tempting to look
for that pristine location to build your dream home, but it's best to
talk with your builder or architect first. As President Eisenhower once
said, “Farming looks mighty easy when your plow is a pencil and
you’re a thousand miles from a corn field.” This easily could have been said
of homebuilding. The
property where you'll build your home may present some distinct design
opportunities and perhaps some hidden hazards. A seasoned architect or builder
can help you unmask the character and potential costs of your
site—before you buy.
The Design Process
The design of your
home can be one of the most exciting steps in the homebuilding process. This is the step where your
dreams are put to work. However,
this can also be a very difficult step for some clients due to the vast
amount of possibilities and decisions that must be made.
Initially, you will
sit down with your draftsman or architect and explain what you want from
your home: how many rooms, what function they will have, who will use it
and how, what architectural styles you like, etc. Once you have defined what is to
be built, a series of rough sketches will be drawn, showing the general
arrangement of rooms and of the positioning of the home on the site. Sometimes models will be made to
help you visualize the home. These sketches will then be refined through the course of the
design process, incorporating your ideas and your budget as you go and
will eventually become a detailed set of working drawings.
Important
information about architects
As with the selection of your homebuilder, it is very important
to spend time picking an architect that is right for you. Ask around. Find out who designed projects
in your community that you like. Get
recommendations from friends, relatives, and acquaintances. Call your local homebuilder or
architect association. Each
architect has an individual style, approach to design and a method of
work. Therefore, it is
important to find an architect who is compatible with your style and
needs.

Pricing
The job of building a
house is broken down into tasks, which will be performed by
subcontractors. Typically,
two or three qualified subcontractors bid each task. This ensures that we are getting
the best prices possible from licensed, qualified, and insured
subcontractors.
When all bids are
received from our subcontractors, the best ones are chosen and a total
cost is tabulated. A
reasonable overhead and profit percentage is added to the total, giving
you a grand total for the entire project.
You will be able to analyze the cost breakdown and ask questions
regarding pricing of any portion of the project.
Options
During the pricing
phase, customers will often have questions about different building
products or optional features they would like to consider. We will be happy to explore all
options that will help the customer obtain the home they want at a price
they can afford.
Contracts
Once the price is
agreed upon, we will draw up a construction contract. Together with the building
plans, the contract will serve as an objective guideline for legal and
financial interaction between you, the client, and Yarborough
Development.
Permits
Yarborough
Development will present your project to the proper city and/or county
building authorities. We
will obtain permits for building, utility hook ups, road cuts,
driveways, and septic systems—as well as resolve any other
bureaucratic red tape.
Supervision
One of Yarborough
Development’s qualified superintendents will be assigned to you, who
will be in charge of keeping the project on schedule and will be
available to answer any questions you may have during the life of the
project. He will keep you
informed of the progress and will be your liaison with all of the
subcontractors working on your home.
Construction
Yarborough
Development will build the home according to the plans and the contract. The length of construction time
will be stipulated in the contract and will depend on the size and scope
of the project.
Final Closing
After the home is
completed and passes final inspection, it is awarded a certificate of
occupancy by the municipality in which it is located. At the final closing, which is
arranged with your lending institution, you are handed the keys to your
new home.
Warranty Period
Our commitment to the
homeowner doesn't end with the completion of the home. After move-in, Yarborough
Development will diligently work to resolve any warranty issues you may
encounter.
